Mont Botanik Residence’s Developer Episcia Land is subsidiary of Tuan Sing Holdings, which is completely owned by the company. Episcia purchased a piece of land located at 1 Jalan Remaja in Singapore, for a price of S$47.8 million. The new project name is called Mont Botanik Residences which the land has been bought from Andermatt Investments. It is a freehold residential plot that has a area of 4046.6 sqm. The residential plot can make place for as much as 100 residential units, since it has a plot ratio of 1.92. The plot also has a permissible gross floor area of 7769.5 sq, which equals some 83630 sqft.
Episcia Land has paid about 10 per cent of the total cost to the vendor, which equals S$4.78 million and includes the option fee. According to Tuan Sing Holdings, the deal will be funded by the company’s own external and internal sources and investors. It is currently rumoured that Mont Botanik Residence will have 2 to 3 bedroom condominiums, that will be priced for the purchase of an average upper middle class house income. Tuan Sing is a famous developer and one of the biggest names in Singapore, South East Asia, China and Australia.
The residential plot in highlight, is located in the Hillview area, which is a residential enclave completely surrounded by forests and greenery, which is part of the Bukit Timah Nature Reserve, Bukit Batok Nature Park and Bukit Gombak “Little Guilin”. The area specifically also has a very good transport network due to being connected to several highways, motorways and expressways, which make areas like the Jurong Lake District and Central Business District very easily accessible. The closest MRT Station is the Hillview MRT Station, which is about 10 minutes’ walk from the site while Marina Bay is about a 30 minute’s car drive.
